County opens three roof bids for courthouse building

The Cheyenne County Commissioners today opened three bids on the courthouse building roof ranging from $321,600 to $438,000. Decision on the bids was tabled for Buildings and Grounds Supervisor Tom Payne to review the bids.

SIDNEY -- The Cheyenne County Commissioners today opened three bids for work on the courthouse roof.

Bids submitted include Twin City Roofing and Sheet Metal Company of Gering for $421,640, Prairie View Roofing of Kearney for $321,600; and All Seasons Restoration and Roofing of Sidney for $438,000. 

In the October 8 meeting, Buildings and Grounds Supervisor Tom Payne said the roof needed updated, stating "I don't think it's any secret our roof leaks." In the October meeting, Payne said the roof needs significant repairs, adding he met with four different flat roof experts and there are many options. The challenge, he said today, is the few number of roofers who work on flat roofs.

Commissioner Randy Miller moved the decision on the bids be tabled until the next meeting, or when Payne can review the bids.

"It's very detailed (the bids) and there's some things on there that need to be clarified. One of them (bids) brings it to an R30 and one of them brings it to an R49. One of them didn't say anything about the skylights or drains, one of them said the skylights need to be replaced. I don't understand why the skylights would need replaced if in fact they're not leaking," Miller said. 
 
Payne said the roofers who toured the courthouse roof did not express concerns about the skylights.
 
"Every roofer who came out here, I went on the roof, they all took core samples. Everyone of them thought we would work around the skylights when I talked to them in person. But I'm not seeing that reflected in all the bids," Payne said.
 
Miller also expressed concern with the warranty in each bid, ranging from 15 to 25 years.
